LEASING UPDATES ; JUNE 2012

Below please find recent leasing activity and updates on the various outlet centers that we are currently leasing. We would very much welcome the opportunity to speak to you in more detail about our centers when your schedule permits.

1. The Outlets at Springfield, IL- The Was Group is leasing this very exciting new center with David Ober of Global Outlet Management! This center is slated to open in late-2013. We are currently at lease with 8-retailers, and have 16-additional retailers submitting Springfield for lease approval in the next 30-days with many of the top-tier outlet retailers! As with the several other developmental outlet centers we have leased over the last few years, The Outlets at Springfield is going to be a big success! We would very much welcome the opportunity to speak to you about this exciting new outlet center!

2. The Outlet Shoppes of Lake George, NY- The Was Group is leasing this very exciting new center in Lake George, NY. This center is slated to open in late-2013 and will be located directly next store to the existing center we are also leasing (same owner), will be approximately 60,000sf of brand new construction in the Lake George, NY market. We are in the process of finalizing deals with several top-tier retailers in the outlet industry, and we would very much welcome the opportunity to speak to you about this exciting new outlet center!

3. The Shoppes at Sands, PA- The Shoppes at Sands had a very successful Grand Opening earlier this year! The 130,000sf outlet center is part of an $800+ million casino, retail and entertainment project and is owned by Las Vegas Sands (the largest casino developer in the world). We have many of the top retailers in the outlet industry opening with us, including: GUESS, COACH, DKNY, TOMMY HILFIGER, TALBOT’S, CHICO’S, UNDER ARMOUR, NINE WEST, ULTRA, BASS, VAN HEUSEN, CORNING, and many others! We still have several spaces available and we can make favorable deals with you here!

4. Adirondack Outlet Mall, NY- Adirondack is located in Lake George, NY. The center is approximately 85,000sf, and houses many great names including: REEBOK, TIMBERLAND, UNDER ARMOUR, HANESBRANDS, CHILDREN’S PLACE, KITCHEN COLLECTION and many others. Adirondack also recently had an entire exterior renovation making the center look AMAZING both inside and out. The center is 90% leased, and we still have several spaces available and we can make favorable deals with you here!

5. Lake Buena Vista Outlets, FL- Lake Buena Vista is located is Orlando, FL. The center is approximately 250,000sf, and houses many great names including: GAP, NIKE, LOFT OUTLET, G BY GUESS, UNDER ARMOUR, OLD NAVY, AEROPOSTALE, CARTERS, and many others! The center is 99% leased, and we have 1 or 2 spaces available!

6. Viejas Outlets, CA- Viejas Outlets is located in Alpine, CA---30-miles from San Diego. This outlet center is adjacent to a major casino project that draws over 6-million visitors per year. The center is approximately 250,000sf, and houses many great names including: COACH, POLO, NIKE, GUESS, TOMMY HILFIGER, BROOKS BROTHERS, SKECHERS, and many others. The center is 95% leased, and we still have several spaces available and can make favorable deals with you here!

7. VF Outlets, PA- VF Outlets is located in Reading, PA. This unique outlet center is one of the original outlet centers to be built. The center is comprised of several buildings, totaling over 500,000sf, and houses many great names including: TIMBERLAND, TOMMY HILIGER, DOONEY & BOURKE and many others. The center has a strong occupancy and we still have spaces available and can make favorable deals with you here!

8. Seaside Factory Outlets, OR- Seaside Factory Outlets is located in Seaside, OR. This outlet center is approximately 115,000sf and houses many great names including: NIKE, PENDLETON, EDDIE BAUER, DRESS BARN, and many others. The center is over 85% leased, and we still have several spaces available and can make favorable deals with you here!

9. Flatwoods Factory Outlets, WV- Flatwoods Factory Outlets is located in Sutton, WV. This outlet center is approximately 125,000sf and houses many great names including: TOMMY HILFIGER, FAMOUS FOOTWEAR, RUE 21, DRESS BARN and many others. The center is over 80% leased, and we still have several spaces available and can make favorable deals with you here!

10. The Outlet Shops at Grand River, AL- The Outlet Shops at Grand River is located in Birmingham, AL. This outlet center is approximately 331,000sf, and had a very successful Grand Opening in late-2010. Tenants include: COACH, POLO, TOMMY HILFIGER, GUESS, KENNETH COLE, AEROPOSTALE, BROOKS BROTHERS, and many others. The center is over 90% leased, and we still have several spaces available and can make favorable deals with you here!
