Simon Property Group, Paragon Outlet Partners Announce Opening Date for Twin Cities Premium Outlets

Simon Property Group and Paragon Outlet Partners recently announced that the grand opening of the Twin Cities Premium Outlets will take place on Aug. 14, 2014. The new 409,000-square-foot upscale outlet center will house more than 100 stores.

Located at the intersection of highways 13 and 77 in Eagan, Minn., Twin Cities Premium Outlets will offer area residents and visitors an upscale outlet shopping experience with a collection of fashion, beauty, shoes, athletic wear, jewelry and lifestyle brands including Converse, Banana Republic Factory Store, Calvin Klein, Polo Ralph Lauren, J. Crew Factory Store and many more.

The outlet center will feature a centrally located food pavilion with indoor and outdoor seating and a two-sided fireplace. The center will also have covered walkways for a year-round shopping experience. Twin Cities Premium Outlets is a 65:35 joint venture between Paragon Outlet Partners and Simon Property Group.

The city of Eagan announced that it is preparing for the opening as well, having commissioned an additional travel demand management plan for the area that aims to address regional traffic functions, facilitation of parking and optimal routing for neighborhood traffic during the mall’s busiest days. The study findings will be presented in May. The city’s economic development authority is also currently building the Cedar Grove Parking Garage, a 1,550-stall, two-level facility that will provide a portion of the parking for the outlet center and other developments in the area.

EAGAN, MN (January 23, 2014) Paragon Outlet Partners, a retail real estate development firm headquartered in Baltimore, announced today tenant space at its 409,000 square foot outlet center currently under construction in Eagan, MN, is now 90 percent committed.  The outlet center, which will serve the greater Minneapolis-St. Paul metropolitan region, is the first major new development project within the Cedar Grove Redevelopment District.

Officials Break Ground on Twin Cities at Eagan Outlets

EAGAN, MN (June 6, 2013)

City of Eagan officials and Paragon Outlet Partners representatives celebrated the groundbreaking of Twin Cities at Eagan, a 409,000 square foot outlet shopping destination, Tuesday, June 4.  Slated to open to the public in August 2014, the outlet center will serve the Minneapolis-St. Paul metropolitan region.

“Twin Cities at Eagan is an exciting and dynamic project situated in the heart of the city’s Cedar Grove Redevelopment District that will bring up to 2,000 jobs to the local region,” said Robert Brvenik, principal, Paragon Outlet Partners.  “As we are well underway with tremendous leasing activity, we look forward to bringing a well-tenanted roster of more than 100 outlet stores to the Greater Twin Cities marketplace.”

Simon Acquires Grand Prairie And Livermore


INDIANAPOLIS, Dec. 5, 2012 /PRNewswire-FirstCall/ -- Simon Property Group, Inc. ("Simon") (NYSE:SPG) announced today that it has completed the acquisition of Paragon Outlets Grand Prairie in Grand Prairie, Texas and Paragon Outlets Livermore Valley in Livermore, California. Simon now owns 100% of each asset. 

The 417,000 square foot Grand Prairie center, serving the Dallas-Fort Worth metropolitan area, is home to more than 100 leading designer and name brand outlet stores including Saks Fifth Avenue OFF 5TH, Bloomingdale's The Outlet Store, Coach, Cole Haan, DKNY, Hugo Boss, Kate Spade New York, J.Crew, Michael Kors, Nike and Tommy Hilfiger.  The center opened in August of 2012 and is 100% leased.

The 512,000 square foot Livermore center, located in the affluent East Bay area of San Francisco, is home to 130 leading designer and name brand outlet stores including Saks Fifth Avenue OFF 5TH, Bloomingdale's The Outlet Store, Last Call by Neiman Marcus, Armani, Barneys New York, Coach, DKNY, Elie Tahari, Kate Spade New York, J.Crew, Lacoste, Michael Kors, Prada and Tommy Hilfiger.  The center opened in November of 2012 and is 100% leased.

How Does the New Paragon Outlets in Livermore, CA Stack Up Against Other Bay Area Outlet Malls?

With less than one month to go, the November 8th grand opening of the new outlet mall in Livermore, CA cannot come soon enough. The economic impact of Paragon Outlets Livermore Valley will be tremendous with just the completion of the first phase. Anchored by Bloomingdale’s Outlet, phase I will bring 2,000 jobs to Livermore. Local officials expect the outlet mall to bring an estimated $2M in sales tax revenue for the city. “We were 100% leased for the first phase of this project 90 days ago,” said Nicholas King, a Principal at Paragon Outlet Partners. “It is a rare achievement, and it speaks to the resiliency of the Bay Area’s economy.”

With roughly 50 stores, Napa Outlet Mall is located at 629 Factory Stores Drive off SR-29, which is roughly half way between Highway 101 and I-80. Some popular stores include Ann Taylor, Banana Republic, Barneys New York, Kenneth Cole, and many more, but Bloomingdale’s, Burberry, Coach, Gucci, Neiman Marcus, and Prada are not among the collection of premium brands. Napa Outlet Mall is owned by Simon Property Group. The current local sales tax rate in Napa is 7.750%.

With roughly 60 stores, Petaluma Outlet Mall is located 2200 Petaluma Boulevard North, just off Highway 101 in Sonoma County. Some popular stores include Coach, Saks Fifth Avenue Off 5th, BCBG Max Azria, Banana Republic, and many more, but Bloomingdale’s, Burberry, Gucci, Neiman Marcus, and Prada are not among the collection of premium brands. Petaluma Outlet Mall is owned by Simon Property Group. The current local sales tax rate in Petaluma is 8.000%.

With roughly 145 stores, Gilroy Outlet Mall is located at 681 Leavesley Road, just off Highway 101 in the San Jose area. Some popular stores include Coach, Eddie Bauer, Liz Claiborne Outlet, Nine West, Saks Fifth Avenue Off 5th, Tommy Hilfiger, and many more, but Bloomingdale’s, Burberry, Gucci, Neiman Marcus, and Prada are not among the collection of premium brands. Gilroy Outlet Mall is owned by Simon Property Group. The current local sales tax rate in Gilroy is 8.375%.

With roughly 200 stores, the Great Mall in Milpitas is located at 447 Great Mall Drive, roughly half way between I-880 and I-680. It is the only establishment to offer the outlet experience inside a traditional mall setting. Some popular stores include Coach, Neiman Marcus, Banana Republic, Calvin Klein, Kenneth Cole, and many more, but Bloomingdale’s, Burberry, Gucci, and Prada are not among the collection of premium brands. The Great Mall is owned by Simon Property Group. The current local sales tax rate in Milpitas is 8.375%.

With roughly 20 stores, San Leandro Outlet Mall is located at 1201 Marina Boulevard off I-880 just north of the I-580 junction. Some popular stores include Nordstrom Rack, Gap, Guess, and more, but Bloomingdale’s, Burberry, Coach, Gucci, Neiman Marcus, and Prada are not among the collection of premium brands. San Leandro Outlet Mall is owned by Jones Lang LaSalle. The current local sales tax rate in San Leandro is 9.000%.

Paragon Outlets Livermore reveals tenants, promises 2,800 jobs

Business leaders, government officials and members of the media got a sneak peak of the Paragon Outlets in Livermore on Thursday.

Though still under construction, the 543,000–square-foot shopping center is fully leased to a mix of 120 high-end designer and top brand-name tenants.

Armani Outlet, BCBG Max Azria, Burberry, Coach Factory, DKNY, Hugo Boss, Kate Space, Prada, St. John Outlet and Theory are the newest retailers to sign on.

Paragon Outlets will be anchored by Bloomingdale’s outlet and will also include Barney’s New York, Brooks Brothers Factory Store and Neiman Marcus Last Call.

Local officials are eagerly awaiting its opening. Paragon Outlets is expected to bring the city an estimated $2 million in sales tax revenue.

“This mall will have a tremendous economic impact,” Livermore Mayor John Marchand said.
Once complete, the $162 million shopping center along Interstate 580 at El Charro Road will be the largest outlet mall in Northern California — and it’s already planning on expansion.

The shopping center will create 2,000 new jobs in the first phase and approximately 800 jobs in the second phase. Paragon Outlet Partners, a Baltimore-based real estate development firm with one outlet center property in Grand Prairie, Texas, is planning to host a job fair next month to help fill the new positions.

The center is expected to become a huge tourist destination. “We’re in the middle of wine country, which accentuates the destination,” Marchand said. “We will bring groups to shop here in the morning and go wine tasting in the afternoons.”

“What we were looking for here was something to demonstrate the upscale nature of this project,” Marchand. “We wanted something that was more Tuscany or more Provence, not so Barney. It speaks to the upscale nature of this project.”

The grand opening for Paragon Outlets Livermore is slated for Nov. 8.

Livermore Paragon outlet mall to create 2,000 jobs

The new Paragon Outlets mall set to open Nov. 8 in Livermore is expected to generate some 2,000 jobs, the Contra Costa Times reports.

The 543,000-square-foot shopping center along Interstate 580 at El Charro Road will be anchored by a Bloomingdale's outlet. Other outlets at the mall will include Barney's New York, Brooks Brothers Factory Store, Neiman Marcus Last Call, Banana Republic Factory Store, J. Crew and Nike Factory Store.

Paragon Outlets is planning to host a job fair in early fall to help fill the new positions.
The city and the Alameda County Workforce Investment Board are also offering workshops for job applicants.

The $162 million mall will bring the city of Livermore an estimated $2 million in sales tax revenue.

Livermore Paragon outlet mall to create 2,000 jobs

The new Paragon Outlets mall set to open Nov. 8 in Livermore is expected to generate some 2,000 jobs, the Contra Costa Times reports.

The 543,000-square-foot shopping center along Interstate 580 at El Charro Road will be anchored by a Bloomingdale's outlet. Other outlets at the mall will include Barney's New York, Brooks Brothers Factory Store, Neiman Marcus Last Call, Banana Republic Factory Store, J. Crew and Nike Factory Store.

Paragon Outlets is planning to host a job fair in early fall to help fill the new positions.

The city and the Alameda County Workforce Investment Board are also offering workshops for job
applicants.

The $162 million mall will bring the city of Livermore an estimated $2 million in sales tax revenue.

Bloomingdale's Outlet coming to Paragon Outlets Livermore Valley

 Paragon Outlet Partners, a retail real estate development firm headquartered in Baltimore, has just confirmed that Bloomingdale’s Outlet will anchor the new outlet mall currently under construction in Livermore, CA. Paragon Outlets Livermore Valley is expected to grand open by Black Friday 2012.

At Paragon Outlets Livermore Valley, a 543,000-square-foot shopping destination serving the greater San Francisco area, Bloomingdale’s Outlet will occupy a 25,000-square-foot anchor location. It will join a collection of more than 120 top designer and name brands such as Barney’s New York Outlet, Brooks Brothers Factory Store, Dooney & Bourke Factory Outlet, Elie Tahari, Etro, J.Crew, Michael Stars, Neiman Marcus Last Call, Saks Fifth Avenue OFF 5TH and St. John, among many more, when the outlet center opens in November.

Bloomingdale's Outlet coming to Paragon Outlets in Grand Prairie

A major outlet center being built in Grand Prairie, scheduled to open this summer, got a boost with last week's confirmation that Bloomingdale's Outlet is coming in.

The 25,000-square-foot store will join more than 100 others, including Saks Fifth Avenue Off 5th, Brooks Brothers Factory Store, Coach, Tommy Hilfiger, Nike, Gap Outlet, and Banana Republic Factory Store, at the Paragon Outlets Grand Prairie. The 420,000-square-foot shopping center opens Aug. 17 at the northeast corner of Interstate 20 and Texas 360.

The Star-Telegram chewed over the project with Nicholas King, a principal in Paragon Outlets Partners, the Baltimore firm that's developing the center and owns other outlet centers in Livermore Valley, Calif., and Orlando, Fla.

How much of the space is leased right now?
In excess of 90 percent. We're putting the finishing touches on the tenant mix. We expect to open 100 percent occupied.

Any room in the development to grow beyond the 420,000 square feet?
We do have some additional land (the development has about 50 acres total), but we have no plans to expand the property at this time.

Who's the customer?
Our typical shopper is female, 35-55, typically with household incomes of $75,000, fashion-conscious, brand-aware. We target major metro areas. We thought the DFW market was under-retailed from an outlet perspective. We really like the demographics.

How far will this property draw from?
They can draw from up to 60 miles away, (but mostly from) a 30-40 mile radius.

Does it have the potential to draw tourists?
That was one of the things we looked at, with the proximity to Arlington, the stadiums, Six Flags.

Will this have a different customer than other outlet centers in the market?
I assume you're talking about Allen (Premium Outlets, north of Dallas) specifically. The DFW market is a large market. I think we're going to have some tenants that are unique to our center. Bloomingdale's is one of them. We think it will operate with little or no impact on the Allen center and draw from the south market.

What about Grapevine Mills as a competitor?
We see the Mills shopping experience and the outlet shopping experience as different. (The Mills experience) tends to be more of an entertainment-based trip. Ours is more of an a shopping-based trip.

What categories in the merchandise mix would you like to see get stronger?
We're down to our last 20,000 to 30,000 square feet. We're very happy with where we are merchandise-wise. We think we have a very good solid offering that will appeal to men and women, kids. With our last eight or nine spaces, we're trying to identify tenants that will set us apart.

What do these kinds of centers do in sales per square foot?
The outlet business has been great over the last decade. We've seen in this last economic downturn that the outlet centers have outperformed traditional retail. We would hope this center would perform in excess of $500 per square foot (compared with the industry average of $331). We certainly expect that would be the case.

Ground breaking for Paragon Outlets Livermore

 Paragon Outlet Partners, a Baltimore, MD-based retail real estate development firm, will proudly celebrate the construction of its 543,000-square-foot outlet shopping center with a groundbreaking ceremony in Livermore, CA on Friday, August 26th at 10:00AM. Unlike the recent groundbreaking ceremony at Emerald Vista, the latest mixed-income housing project in Dublin, CA, cars are very much welcomed. Organizers have promised plenty of parking for attendees at 3505 Paragon Outlets Parkway, currently signed as Freisman Road. Paragon Outlet Parnters to open Grand Prairie in August 2012

It took about three years longer than originally planned, but dirt is finally being moved for an outlet mall just off Interstate 20 in Grand Prairie.

May 2008 was a tough time to announce a $100 million, 64-acre commercial real estate project. The financial crisis pretty much ended the chances of getting a loan for such developments.

Now, Paragon Outlet Partners has told Grand Prairie that it expects to open by August 2012, with a Saks Fifth Avenue Off 5th store nailed down as one anchor and speculation that a Bloomingdale's Outlet will provide a second big name, chief city planner Kevin Lasher said. A Neiman Marcus Last Call had been planned, but the retailer pulled out, Lasher told staff writer Jim Fuquay last week.

The project will offer 402,000 square feet of retail space, and developers have told the city that more than 70 percent is leased, Lasher said.

Officials for Paragon, based in Baltimore, could not be reached for further details.

The Grand Prairie mall was first planned by Prime Retail. But Simon Property Group acquired Prime Retail in August 2010. Paragon Outlet Partners was formed by former Prime Retail execs, according to various trade reports.

Lasher said city officials are looking forward to the draw of a big destination retail center, to be located at the northeast corner of I-20 and Texas 360. The city has plowed about $8 million into street and drainage improvements using money from a tax increment financing district. Back in 2008, when it committed to the project, city planners projected that the mall would generate annual sales of more.
